Epoxy or Polyurethane Flooring? A Guide for Warehouses and Factories

2 min read

A good industrial floor carries forklifts, resists chemicals, is easy to clean and lasts for years. In warehouses, factories, car parks and showrooms across Saudi Arabia, the two most common choices are epoxy and polyurethane floor systems. Both are strong, but they behave differently.

Epoxy flooring

Epoxy systems bond very strongly to concrete and form a hard, durable surface.

Best for:

  • Warehouses and distribution centres with forklift traffic

  • Car parks and showrooms

  • Clean areas that need a smooth, easy-to-clean, dust-free finish

Common types:

  • High-build epoxy coating for medium traffic and a smooth, glossy finish

  • Epoxy screed for heavy traffic, or to level and repair worn concrete

Points to consider: epoxy is very hard but less flexible, and some epoxies can yellow in direct sunlight, so it is usually used indoors.

Polyurethane flooring

Polyurethane (PU) systems are more flexible and handle heat, cold and chemicals better.

Best for:

  • Food and beverage plants

  • Chemical and pharmaceutical areas

  • Areas with hot water washing, temperature changes or thermal shock

Common types:

  • Polyurethane coatings as UV-stable, flexible top coats

  • Heavy-duty polyurethane screed (PU concrete) for the toughest production areas

Points to consider: polyurethane systems usually cost more than standard epoxy, but they last longer in harsh conditions.

Quick comparison

  • Forklift warehouse, dry conditions: epoxy screed or high-build epoxy

  • Showroom or car park: high-build epoxy with line marking

  • Food, beverage or chemical plant: heavy-duty polyurethane screed

  • Outdoor or sun-exposed areas: UV-stable polyurethane top coat

Preparation matters most

Whichever system you choose, the result depends on the concrete underneath. Cracks and expansion joints must be repaired, the surface must be mechanically prepared (grinding or shot blasting), and moisture in the slab must be checked before coating.

How NTCC can help

NTCC has installed epoxy and polyurethane floors for malls, car parks, distribution warehouses and beverage plants in Jeddah, Makkah and across the Kingdom, including floor repair and expansion-joint repair. We recommend the right system for your use and budget.
