Protecting Steel Structures from Rust in Jeddah's Coastal Climate
Steel is everywhere in industrial buildings: roof sheets, beams, columns, light poles, pipes and water tanks. In coastal cities such as Jeddah, salt in the air and high humidity make steel rust much faster than inland. Left untreated, rust weakens the structure, causes leaks and leads to expensive replacement.
Why rust spreads so fast on the coast
Rust needs steel, water and oxygen. Salt speeds up the reaction, and the daily cycle of hot days and humid nights keeps moisture on the surface. Scratches, cut edges, screws and welds are usually where rust starts.
The three layers of a protective coating system
A durable anti-rust system usually has three parts:
Surface preparation. Removing rust, old coating, oil and salt by blasting or mechanical cleaning. This is the most important step: no coating lasts on a poorly prepared surface.
Anti-corrosive primer. A primer, often zinc-rich or epoxy-based, that stops rust from spreading under the coating.
Intermediate and top coats. Build up the protective thickness and resist sunlight (UV), heat and weather.
The right combination depends on how exposed the steel is: inside a warehouse, outdoors, or in contact with water.
Special cases
Metal roofs: anti-rust coating on rusted areas and gutters, followed by a reflective, UV-resistant waterproofing coat.
Steel beams and light poles: full rust-protection systems applied in the factory or on site.
Water tanks: repair followed by a tank lining such as polyurea, suitable for continuous contact with water.
Fire protection: where required by civil defence, intumescent fire-protective coatings can be applied over the correct primer.
Inspect regularly
Even the best coating needs checking. An inspection every one to two years lets you repair small damaged spots before rust spreads.
